Sweeny&Co won a design competition held by Distrikt Developments/ Alterra Developments for a site at Caledonia at St. Clair for a new 2 tower, 12 and 18-storey site. Sweeny&Co’s concept achieved 683,500sf exclusive of parking, including 700+ residential units and 18,000sf of retail and live-work space.Our proposed design activates more than 40% of the ground plane for superior public realm including a Market Piazza on St Clair, Caledonia Streetscape with pocket parks and live work studios, a Rail Trail and a raised and secured Courtyard for residents including a childrens play area, BBQ and picnic, community gardens, fitness and a water feature. The development provides appropriate safety setbacks from adjacent west rail corridor with required berm and crash wall combination, designed to enhance the proposed pedestrian path.
This development will include transformative urban design and place making to create a Gateway to the Corso Italia neighbourhood, expand the public realm and develop a through-block pedestrian, bike path and dog park along the railway. Creating amenities suited to their target demographic will provide the right environments for spirited community events centred around families, food and sports.
