The plan calls for the partial incorporation of a collection of one-to-two-storey former industrial buildings with a manufacturing history dating back to 1883, which has since been readapted into commercial and office space. The complex consists of a pair of residential towers rising 21 and 25 storeys, joined at the hip by a mixed-use podium rising between four and 11 storeys. The towers will host 658 new residences, while the podium will contain 20,760 SF of studio and flexible space for artists and makers, along will another 16,370 SF of retail space.
Additionally, the existing central parking lot serving the low-rise buildings will be transformed to create a new publicly accessible courtyard offering a community garden. The artist/maker studios and retail at grade will help animate the courtyard and offer reprieve from the harsh thoroughfare of Dufferin Street. Added pedestrian walkways from Melbourne Street, Dufferin Street and Milky Way will create connectivity and engage visitors from near and far. The plan intends to leverage future transit access improvements to the area with the new Joe Shuster Way GO station only a 5-minute walk from site, slated for completion in 2026. Radiator Complex is exciting in that it will preserve heritage, add highly demand housing and create meaningful amenities for all on previously underutilized land.
